For any new tenancy commencing after 1 October 2008, you are now required by law to provide an Energy performance certificate (EPC) to your tenants. An EPC is not required for existing tenancies let before this date. The EPC is only required for properties which are self-contained, and not for properties where a tenant rents a room and shares facilities. The EPC is valid for 10 years, but if you make changes to your property which could effect its energy efficiency you should obtain a new certificate.
